Living in Cave Creek

“I love it up here!”  This is what you will hear most from residents living in Cave Creek and Carefree who enjoy cooler temperatures at 2,200 feet elevation.   The lush Sonoran Desert landscape, small-town character and rural charm is what people appreciate most about this part of town.  Yet, the amenities of a city are a short drive away.  Desert Ridge, Kierland, DC RanchGrayhawk and Scottsdale Quarter shopping centers are less than 30 minutes away.

Most communities are surrounded by beautiful mountain views, low traffic congestions and still strict zoning rules.  Real estate in the area is a variety of horse properties, luxury estates built at the foothills and, seasonal condominium residents and single-family homes within gated and non-gated communities governed by HOAs.

Things To Do: There are plenty of golf courses, hiking trails, horse riding and hiking opportunities within and surrounding the area.  Bartlett lake is about a 30-minute drive and is a popular weekend destination for campers, hikers and for boating.

The area is part of the Cave Creek School District, excelling schools with A+ ratings.

Celebrate Memorial Day

Memorial DayMemorial Day has become a day for picnics, pool parties and the start of summer vacations, but it’s important to remember the holiday has somber roots. Memorial Day was first held on May 30th, 1868, to honor those lost during the Civil War.  After the United States’ involvement in World War I, the holiday was expanded to honor all killed in any US war. Congress passed the Uniform Monday Holiday Act in 1968, this moved the observance of Memorial Day from May 30th to the last Monday in May. Here are some events and activities in the valley to celebrate Memorial Day and honor those who we have lost.

Flags for Our Fallen
More than 200 bikers with 500 American flags will pay tribute to those who have served our country. Camping is available starting Friday, May 24th. Riders arrive at 4am on Memorial Day; the ceremony will begin at 8am.

Memorial Day with Pioneers’ Cemetery Association
The Pioneers’ Cemetery Association presents its annual Memorial Day observance with Marty Manning as master of ceremonies. Free public parking available at Wesley Bolin Plaza. After the ceremony, tour the cemeteries and visit the historic Smurthwaite House.

Blue Star Museums Initiative
The Heard Museum is part of this program which offers free admission for active-duty military personnel and their families from May 27th through Labor Day, September 2nd. That includes active-duty Army, Navy, Air Force, Marines, Coast Guard, National Guard and Reserve members and up to five immediate family members.

Prescott Memorial Day Observance
Head up north to Prescott to join U.S. Congressman Paul Gosar, Prescott Mayor Greg Mengarelli and others at the annual Memorial Day Observance at the Historic Citizens Cemetery.

Phoenix/Scottsdale Real Estate Market September Update – August 2018 Stats

Here is the Phoenix/Scottsdale area Monthly Real Estate Market Report for September 2018, which shows 8,232 homes sold in the month of August compared to 8,221 homes in August 2017. This is a 0.2% increase for the number homes sold year over year. And the market remains strong with the average sale price is up 7.3% year over year, while the amount of listed homes is down by 9.8% to 15,934 from 17,654 in August 2017. Demand continues to remain strong into going into the Fall, even with sales activity constrained by the lower supply of listed homes. Supply of listed homes is still at a 5+ year low. And the average days on market is down 9.6% from August 2017 to just 57 days!

Here is the Phoenix/Scottsdale area Monthly Real Estate Market Report for July 2018, which shows 9,224 homes sold in the month of June compared to 9,569 homes in June 2017. This is a 3.7% decrease for the number homes sold year over year, which is being driven by the lowest inventory of listed homes in the last 5 years. And the market remains strong with the average sale price is up 8.4% year over year, while the amount of listed homes is down by 12.1% to 15,671 from 17,809 in June 2017. Demand continues to remain strong into Summer even with activity constrained by lower inventory. The average days on market is down 9.7% from June 2017 to just 56 days!

This is a 3.0% increase for the number homes sold year over year, and first time 10,000+ homes have sold in a month in more than 5 years. And the average sale price is up 9.6% year over year, while the amount of listed homes is down by 12.9% to 16,245 from 18,649 in May 2017. Inventory of listed homes is still well below last year at this time, and demand continues to remain strong going into the Summer months. The average days on market is down 18.6% from May 2017 to just 57 days!

And the average sale price is up 9.5% year over year, while the amount of listed homes is down by 13.4% to 16,450 from 18,990 in April 2017. Inventory of listed homes is still well below last year at this time, and demand continues to remain strong going into the upcoming Summer months. The average days on market is down 19% from April 2017 to just 60 days!

Here is the Phoenix/Scottsdale area Monthly Real Estate Market Report for February 2018, which shows 6,198 homes sold in the month of January compared to 6,013 homes in January 2017. This is a 3.0% increase for the number homes sold year over year. And the average sale price is up 10.3% year over year, while the amount of listed homes is down by 13.7% to 17,441 from 20,200 in January 2017! Inventory of listed homes is still well below last year at this time, and demand continues to remain strong going into the winter/spring.
